Manufactured Home

The following is a general outline and guide to obtaining permits needed to set up and occupy a manufactured (mobile) home.

Building Permit

Fees:

Singlewide Mobile Home - Fee Schedule
Doublewide Mobile Home - Fee Schedule
Triplewide Mobile Home - Fee Schedule

Information Needed:

  • Home owner's name, address, telephone number
  • Location of the property (e.g., Subdivision, Lot, Block, and Section)
  • Site Plan
  • Property address [obtain information at our GIS Department]
  • Good directions to the property
  • Tax Parcel Number [can be found on deed or tax bill]
  • Set-up contractor's name, address, phone number, and N.C. State License Number
  • Title or Sales Contract
  • Year, make/model, size, and color of mobile home
  • Number of bedrooms and bathrooms in mobile home
  • Property Development Permit (Zoning)
  • Environmental Health (septic) permit
  • CAMA permit [if applicable]
  • FEMA certificates (Flood Certification, Elevation Certificate) [if applicable]
  • Mobile homes must be Wind Zone II to be set up in Brunswick County.
Electrical Permit

Electrical permits are needed to wire the mobile home as well as any mechanical units. Electrical permits are issued only to N.C. State Licensed Contractors or to home owners (if doing their own work). Home owners may obtain the permit if they will occupy and not rent the mobile home.

NOTE: If work is being performed by the same person and completed at the same time, then only a one-time fee will apply - Fee Schedule.

  • Building Permit Number
Plumbing Permit

[Effective 1 July 2000, mobile homes require a plumbing permit.] Plumbing permits are issued to N.C. State Licensed Plumbing Contractors. Building owners may obtain the plumbing permit if they are doing the work and the intent is to occupy the structure rather than rent, lease, sell, or give away the mobile home.

  • Building Permit Number
  • Number of traps/fixtures
Mechanical Permit

Mechanical permits are needed to install heating and air conditioning units, gas packs, heat pumps, and other mechanical units. Permits are issued only to N.C. State Licensed Mechanical Contractors or home owners (if installing their own unit).

Information Needed:

  • Building Permit Number
  • Tons or BTUs of mechanical unit(s) being installed
Gas Piping Permit (if applicable)

Gas piping permits are issued to N.C. State Licensed Contractors. Building owners may obtain the gas piping permit if they are doing the work and the intent is to occupy the structure rather than rent, lease, sell, or give away the building.

Completion

In order to obtain final electrical power of a Certificate Of Compliance/ Occupancy on a completed residence, you must have:

  • Certificate Of Completion for building;
  • Certificate Of Completion for electric;
  • Certificate Of Completion for mechanical [if applicable];
  • Certificate Of Completion for gas piping [if applicable];
  • Certificate Of Completion for wastewater system.
