FORECLOSURE SALE - QUESTIONS AND ANSWERS
1. What is the date, time and location of your tax sale?
The advertised date, the sale will take place at 12:00 Noon usually on a Friday, in the Lobby of the Courthouse.
2. When and where are your tax sales advertised?
Two -Four weeks prior. Local newspapers - Brunswick Beacon in Shallotte 910-754-6890 and State Port Pilot in Southport 910-457-4568.
3. How and when do I register for your tax sales?
Attend the sale.
4. What payment requirements do you have at the sale (cashiers check, etc. payment in full)?
A five (5%) percent down payment in cash, personal check or certified funds is required the day of the sale. All checks must be made payable to BRUNSWICK COUNTY REVENUE COLLECTOR.
5. Does your county offer a financing program?
No.
6. What type of ownership document is issued at the sale?
After the ten- (10) day redemption period; which starts the day after the sale including weekends. The commissioner will deliver a non-warranty deed upon receipt of the purchase price. For a valid receipt, redemption needs to be made by CASH OR CERTIFIED FUNDS ONLY. MADE PAYABLE TO BRUNSWICK COUNTY REVENUE COLLECTOR.
7. Do you allow investors to purchase at your tax sales without attending the sale?
No.
8. What happens to the properties that do not sell at the auction, may they be purchased directly from the County?
The properties that do not sell at the auction revert to the county and may be purchased from the county. Details on this procedure may be obtained from the County Attorney at 910-253-2019.
9. How do I find out what will be sold?
Check all local newspapers under legal notices, the courthouse bulletin board and the board in the county tax office lobby. The information is also listed on the Brunswick County website under the legal notices section.
10. What happens to if my bid is upset before the end of the redemption period?
To upset the bid a person must go to the clerk of court and post earnest monies. The minimum upset bid must exceed the sale price by 5% or at least $750.00. This will start a new ten (10) day upset period.
North Carolina General Statutes 105-374, 105-375, and 105-376 regarding tax sales are found in the Machinery Act of North Carolina. A copy may be obtained from a local library or the North Carolina Department of Revenue.
